The 11 is a three-storey contemporary build, white-rendered and wrapped in wide grey louvred screens that filter the afternoon sun. It sits high on Fiskaal Road with the mountain rising behind it and a clipped hedge holding the garden back from the road. Striped lawn runs the length of the house down to the pool, where rust-coloured loungers line the water and Lion's Head shows above the treetops.
The ground floor opens right up. A long timber dining table seats ten under a slim chandelier, with sliding glass on one side that pushes back to the pool terrace and an ivy-covered wall on the other. The kitchen works off a white quartz island with bar stools, a gas hob and a soft green splashback, looking straight through to the dining room. There are three separate places to sit: a formal lounge with a fireplace, a television and a charcoal feature wall; a glassed-in sunroom with wicker sofas and blue striped ottomans; and a covered terrace with deep cushions facing the water.
